How to know if your property requires a re-roof

 

When looking up at the roof can you see any missing or damaged shingles? Is there excessive algae growth or moss on the roof? Is the flashing bent or torn? These are all obvious signs that your roof needs attention.

 

Does the roof sag? If you stand back and look at the line of your roof the ridge should follow a straight line. If it has a saddle back or sag in the middle it may mean there’s structural damage to the roof.

 

If you notice dark streaks or other signs of leaks in the attic it means that water is getting in. This is usually due to missing or broken shingles or a broken seal under the flashing along the edge of the roof or around a vent pipe.

 

Is there daylight showing through the roof? Sometimes it may be due to nails working their way out of the roofing material or it may be something more serious such as missing shingles and sheathing.

 

Look for missing shingles/tiles or damaged flashing around chimneys and vents. Sometimes the caulking material under the flashing dries out and allows water to seep underneath.

 

Check the gutters for pieces of shingles or the sand-like granules that are used as a top coat. This is usually a sign that the shingles are deteriorating.

 

Are there portions of the roof covered with pine needles and other debris? This build-up can cause areas of the roof to deteriorate.

Are there any signs of rot or mold along the edge of the roof or along the eves? Water can get under the shingles and travel down to the lowest part of the roof.

 

Have you noticed any blistering of ceiling paint or unusual stains on the wall? Water from a leaky roof and follow beams and get between walls showing up on the interior of your home.

 

How old is your roof? If it’s 15 years or older, it may be time to have it looked at by a professional.

 

Spray Foam Removal

Spray foam has the potential to trap moisture if it is not properly installed or if there are pre-existing issues. Mold growth has the potential to compromise indoor air quality and pose health hazards. It is crucial to address these concerns and prevent further damage.

 

Structural Damage

Water ingress and damage to the roof timbers can be caused by the drying action of the foam, which expands into small voids and gaps. No underlay can trap damp into the timbers when the foam covers rafters or tile battens. This will lead to the onset of decay over time.The installation of the insulation between the rafters encourages more moisture-laden air to enter the roof space from the rooms below, potentially adding to the long term risk of rot. Additionally, providing the insulation at a high level only serves to heat the loft space, a complete waste of energy and resources, causing the homeowner to pay more for their heating.

 

Spray Foam Issues

Although spray foam insulation applications have been common over the past few years, they are often installed without any consideration to other elements of the building such as fire risk, ventilation, condensation and damp.

 

Mortgages and Lending

Several mortgage lenders will not offer loans for properties that have undergone spray foam insulation installation. This policy applies to mortgages for purchases, refinancing, and home equity loans. If a property is known to be ineligible for a mortgage due to this type of insulation, it may be considered to have no value. Cash buyers may still be interested in purchasing the property, but they might negotiate a lower price if they are aware of the mortgage issue.  

 

Electrics

All too often, spray foam is applied over live cables serving the property. If designed correctly, this may not be an issue, but it is the cabling that needs to be appropriately designed, and not the foam. Electrical cables produce a nominal amount of heat when in use and this is not normally an issue as the heat can disperse. Encasing a cable in spray foam can reduce the cables’ ability to disperse heat and can result in overheating of the cables, leading to a potential increased fire risk.

 

Fire Risk

Overheating cables brings with it an increase in fire risk. Wires are often sprayed over and buried within the foam. 

 

Condensation and Rot

One of the main concerns associated with the use of spray foam insulation is the risk of condensation and decay. The installation of insulation at rafter level lacks a clear purpose. In a traditional property, the thermal barrier should be at the ceiling level, with a well-ventilated cold loft space above. This setup helps prevent rot and woodworm infestations in the roof timbers. Installing insulation at rafter level may hinder cross ventilation to the roof space, leading to increased condensation in the loft. Additionally, interstitial condensation may occur above the insulation layer, eventually saturating the timbers and causing rot. It is preferable for the rafters to be exposed in a well-ventilated area to minimize the risk of rot and woodworm infestation.
